Flossmoor village board members this week gave the green light to a Vollmer Road building that will house a Starbucks coffee shop, an AT&T store and two other businesses.

At Monday’s meeting, the board unanimously approved an amended plan and a special use permit for the 7,420 square foot building, located on an outlot at the Meijer superstore complex. The building will be just west of the Meijer access road off Vollmer and east of the detention pond.

In approving the plan, the board allowed a monument sign for the businesses that is larger than what is is permitted under Flossmoor’s zoning ordinance. The village’s plan commission in February recommended that the sign be no higher than six feet, which is all the ordinance allows.

Daniel Abdo, of Chicago-based Glazier Corporation, the developer of the project, asked for a seven-foot sign, saying that it would be more visible to drivers. Board members approved his request.

The Starbucks will have approximately 1,920 square feet of retail space and will be located on the west end of the building. It will have a drive-thru window and an outdoor patio.

The 1,780 square foot AT&T store will be located on the east end of the building.

Abdo said he had had discussions with possible tenants for the building’s two interior units. He told board members he is hopeful that one of the tenants will be a restaurant.

Construction is likely to start this summer, Abdo said.

Following approval by the village board, the developer must apply for building permits so the work can proceed.

The building is the second project proposed for outlots adjacent to the Meijer superstore at Vollmer and Crawford Avenue. Meijer owns and plans to develop five outlots.

In January, the village board approved a plan for a Buona Beef restaurant on an outlot just north of the BP gas station.

A Starbucks coffee outlet is located inside the Meijer store. Mayor Paul Braun said it will remain open even after the new coffee shop is operational.
