Medical offices will open in Flossmoor following $3 million renovation

A renovated medical offices building is expected to open on Governors Highway in Flossmoor within the next few months. Healthcare Providers Group LLC, located in Chicago, is converting the building, at 19831 Governors Highway, into a medical complex that will have approximately 15 examination and procedure rooms along with multiple offices and ancillary facilities such as a lab and reception areas.

Healthcare Providers Group LLC, located in Chicago, is converting the building, at 19831 Governors Highway, into a medical complex that will have approximately 15 examination and procedure rooms along with multiple offices and ancillary facilities such as a lab and reception areas.

The building, which was vacant when it was sold in January, is just north of Vollmer Road.

Demolition of the building’s interior started in March. The village issued a building permit for the project in May, said Scott Bugner, Flossmoor’s inspectional services administrator.

Bugner called the remodeling project “substantial in scope.” The price tag for the work is estimated at $3 million. Bugner said he did not know how many employees will work in the 10,585-square-foot building but that its overall occupancy “load” is 105 persons.

The project was originally expected to be finished in December, Bugner said, but there have apparently been some issues with the delivery of an emergency generator system and that affects the overall completion of other systems in the building.

“My understanding is that the delay may be due to the hurricanes that occurred in the South (of the United States) and Puerto Rico,” he said.

The medical offices building is one of three ongoing projects in Flossmoor that are expected to boost the village’s equalized assessed valuation (EAV) in the coming year. The other projects are the Buona Beef restaurant and a building for Starbucks and an AT&T store, both of which are under construction at the Meijer complex at Vollmer and Crawford Avenue.

Scott Bordui, Flossmoor’s finance director told the village board at its Nov. 6 meeting that the three projects are expected to increase the EAV by about $2.26 million. Flossmoor’s EAV is the total taxable property in the village and is a number that is used in calculating the local property tax rate.
