Triumph building rezoning approved by Homewood board

Officials approved the next step in the redevelopment of downtown Homewood, as the village board approved a rezoning measure for the Triumph building. 

HCF Homewood LLC, which owns the property, plans to demolish the structure and replace it with a four-story building with a 5,800 square-foot restaurant or retail location, 18 hotel rooms associated with La Banque Hotel and 24 condominium apartments. 

The project was given the go-ahead by the village in November.

The most recent development came after the firm asked the village to rezone what was four lots into two at 2033-2045 Ridge Road and 18042-18048 Martin Avenue. The first would be the mixed-use building and the second would be a parking lot.

A 12-foot portion would be reserved for a public sidewalk.

The original redevelopment plan was approved by the village board in August. A Cook County Class 8 property tax incentive passed in November. 

Jon Murawski, of architectural firm Robert, Juris & Associates, told the board last fall that the new building is intended to resemble early- to mid-20th century architecture, similar to other properties in the area.

At the time, construction was set to begin within a year. 

He said the plan includes commissioning murals for parts of the exterior in keeping with Homewood’s public art tradition. The details of who will create the murals is still being considered.

In other business, the village will put the property at 18155 Dixie Highway, once Delanoe’s Pizza, out for bid with the hopes that it would be developed into a restaurant again.

The deadline for bids is June 22.
